Listing Trap Checklist

When to use this: You found a rental listing online and have not verified it or sent money yet.

Fake listings cluster near every major base. They target PCS families who have to rent from a distance — on a clock, with orders in hand.

Use this before you contact anyone or pay a dime.

Photos look too perfect, watermarked from another site, or match a different address on reverse-image search
Rent well below market for the area — "too good" for a 3-bedroom near a major base
Owner or "landlord" is out of town, deployed overseas, or unavailable for any in-person or live showing
Pressure to wire money, use Zelle/Venmo/Cash App, gift cards, or cryptocurrency before a verified showing
Refuses live video walkthrough or in-person showing — only sends photos or pre-recorded video
Deposit or first month's rent demanded before application, lease draft, or ownership verification
Cannot name property management company, license, or verify ownership on county assessor records

Before you contact anyone

Run these steps on every listing that passes the smell test. Takes ten minutes. Saves thousands.

Reverse-image search the photos. Google Lens or TinEye. If the same photos appear on another address or a for-sale listing, it is stolen.
Look up the property on the county assessor. Search the county property assessor (or appraiser) site for the listing address. Confirm the owner on record matches who you are talking to.
Cross-check the address on Zillow, Realtor.com, and HOMES.mil. Same unit listed at wildly different prices or by different “owners”? Red flag.
Street View the address. Does the building match the photos? Is it actually a rental neighborhood?
Call a local property manager or the listed number. Scam listings often use VoIP numbers with no local tie. Ask which company manages the unit.
