Nothing on PCS Sitrep is legal, financial, or professional advice.
This site helps you ask better questions and verify before you commit. It does not make decisions for you.
Educational tools, not answers
The Field Kit — message scripts, checklists, protocols, base intel, and AI scan prompts — is educational. These tools are built to surface questions to ask and things to verify. They are not verdicts on whether a listing is safe, a landlord is legitimate, or a lease is acceptable.
AI scan output
AI scan prompts are designed to flag items for your own review. AI tools can miss real problems. They can flag things that are perfectly fine. Their output is never a green light to send money or sign a lease. Always verify with the landlord or property manager. Always take a lease to your installation's legal assistance office (JAG) before you sign anything.
What you must do yourself
- Verify every listing independently — ownership, address, live walkthrough, county assessor, reverse-image search
- Confirm all terms in writing — rent, fees, deposit, military clause, utilities, pet policy
- Take any lease to JAG before signing— your installation's legal assistance office reviews leases; use them
- Contact your installation housing office (HSO) when required by your branch or base policy
Not affiliated with DoD or the government
PCS Sitrep is an independent veteran-built resource. It is not affiliated with, endorsed by, sponsored by, or connected to the Department of Defense, any military branch, any military installation, or any government agency. References to official sources — BAH tables, installation housing pages, FTC guidance — are citations for your benefit, not claims of official status.
Not a broker or agent
Stephen, the creator of PCS Sitrep, is not a broker, agent, or property manager. This site does not steer you toward properties, collect commissions, or represent landlords or tenants in any transaction.
The core principle
PCS Sitrep exists so you do not sign blind. It gives you a flashlight — not a lawyer, not a guarantee, not a decision. You verify. You ask. You take leases to JAG. You own the outcome.
Don't sign blind.
