Neighborhood Recon
When to use this: You are narrowing down areas or corridors and cannot visit in person before you commit.
You cannot drive every block before you sign. You can still ask the right questions. This is recon — not ratings, not hype. Operational questions a careful family asks before picking a corridor at any duty station.
Gate proximity and commute
- Which installation gate is closest — and which gate do you actually use?
- What is the commute at rush hour — not Google Maps at midnight?
- How long is the gate wait during peak hours?
- Is the route weather-dependent — snow, flood zones, wildfire smoke?
- If your spouse works on post, can they get home for lunch or school pickup?
Affordability corridors
When BAH does not stretch near gate, families often land farther out. Ask about each option — do not assume one corridor is “better.”
- Which areas do families at your installation actually rent in when gate-adjacent rent is too high?
- What does a typical 3-bedroom cost in each corridor vs. your BAH?
- Is the listing address actually in the neighborhood advertised — or bait-and-switch nearby?
- Commute time tradeoff — is saving $200/month worth 45 extra minutes daily?
School questions (if you have kids)
- Which district and school for this address — verify on the district website, not the listing?
- Registration requirements for inbound PCS — immunizations, proof of residence timing?
- Wait lists for on-post CDC vs. off-post care?
- Bus route or walk distance — ask parents in unit Facebook groups, not the landlord?
Questions to ask the PM or landlord about the area
- What is the typical tenant profile — families, single members, mixed?
- Any known issues with this street — traffic, crime reports, flood zone?
- Who maintains snow and lawn — you or them?
- Cell coverage and internet providers actually available at this address?
- Why did the last tenant leave?
